AMP is fun! Been there twice now (going back again this year sometime). The track is fairly technical and it's easy to get caught out if you don't pay attention. You'll enjoy it.
I agree, I'm dealing with this crap now. Renter left without telling me and owes me 2 months rent, they took a bunch of stuff - microwave, ceiling fan, ladder, irrigation pump, washer, dryer...floors were ruined, broken door, chewed up door trim from their dog (which was a pitt and not allowed by my insurance), they painted and got it everywhere and did a terrible job, outside is a mess and trees need trimming as they're sitting on the roof. Right now I'm putting in all new flooring. I tiled the bathroom floor (toilet seat was damaged, soap dish knocked off the wall, towel rack rod broken, chips in tub paint). Now I'm putting in vinyl planks through the rest of the house and painting. A bunch of counter vinyl tiles in the kitchen were missing, too, so I had to glue new ones down. I really wish I wasn't in the hole for like $60k so I could just sell the house and be rid of it.










I'm dealing with just being a homeowner. Had to redo all the insulation in the basement. There were fiberglass strips pushed into place here, but it did nothing more than fitler in all the fresh air from outside through the various gaps at the foundation...

this wasted my entire saturday, and i need to buy a sprayer foam kit to do the two bay windows, cant reach in far enough...
and I found a 6 foot by 1" gap around a bay window too, just went directly into the floorboard area and there were old wasps nests.
Tuesday I'm doing aeroseal on my ductwork.
